One Call.
Every Trade.
Start to Finish.
Permit Guru, LLC partners with you as your general contractor — hiring every subcontractor, managing every inspection, and driving your project from permit application to Certificate of Occupancy.
You run your business. We run your job site.
Managing a construction project without a GC is a recipe for delays, overruns, and headaches.
Most clients who try to self-manage their construction projects underestimate what's involved. Coordinating five different licensed trades, tracking permit status, managing inspection schedules, and resolving daily site conflicts is a full-time job — on top of whatever you're already doing.
The projects that go over budget and over schedule are almost always the ones without a dedicated project manager holding every trade accountable.
One Point of Contact
For every trade on your project
Sound familiar?
Managing multiple contractors is a full-time job
Coordinating schedules between five different trades while running your business is nearly impossible. One contractor's delay cascades into every other trade falling behind.
Unvetted subcontractors cost you twice
Hiring the wrong sub means rework, failed inspections, and change orders that blow your budget. We use contractors we've worked with — people we trust to show up and do it right.
Permit problems shut down job sites
A missed inspection, an expired permit, or an unanswered comment letter can stop your entire project cold. We manage the permit process alongside construction so nothing falls through the cracks.
No one is watching the budget
Without active oversight, costs creep. Change orders get approved without scrutiny. Materials get over-ordered. A project manager's job is to protect your budget as aggressively as your schedule.
From first call to Certificate of Occupancy.
Every project follows a structured four-phase process — so nothing gets missed, no trade falls behind, and you always know where your project stands.
Pre-Construction Planning
Before a single nail is driven, we build the plan. We assess your scope, establish a realistic budget, identify every permit required, and assemble the right team for your specific project type.
- Scope definition and project feasibility review
- Budget development and cost estimation
- Permit identification and application strategy
- Subcontractor vetting and selection
- Project schedule and milestone planning
- Contract preparation and execution
Subcontractor Management
We hire, schedule, and manage every trade — general construction, electrical, plumbing, HVAC, fire suppression, and specialty contractors. You deal with one point of contact. We handle the rest.
- General construction and framing crews
- Licensed electrical contractors
- Licensed plumbing contractors
- HVAC and mechanical contractors
- Fire suppression and alarm contractors
- Specialty trades as required by scope
Active Construction Oversight
We are on-site and on-call throughout construction. We coordinate daily work, resolve conflicts between trades, manage material deliveries, and keep the schedule on track — so your project doesn't drift.
- Daily site coordination and supervision
- Trade conflict resolution and sequencing
- Material procurement and delivery coordination
- Quality control and workmanship review
- Change order management and documentation
- Regular client progress updates
Inspections & Permit Close-Out
We schedule and manage every required inspection — rough-in, framing, MEP, and final — and coordinate the Certificate of Occupancy process so your project closes out clean.
- Rough-in inspection scheduling and coordination
- Framing and structural inspection management
- MEP inspection coordination across all trades
- Final inspection preparation and walkthrough
- Certificate of Occupancy coordination
- Punch list completion and project close-out
Every trade. One team. Your project.
Permit to COnstrucion
We own the whole process
We don't just manage the project. We manage the permit too.
Most general contractors hand off the permit process to the owner or the architect. We don't. Because we built our business on permit management, we handle the entire permit track — applications, plan review, comment responses, inspections — as a core part of the GC service.
That means no gaps between the permit timeline and the construction timeline. No surprises at inspection. No Certificate of Occupancy delays because someone forgot to close out a permit.
- Permits managed in-house — not outsourced
- Inspection scheduling built into the construction schedule
- Comment responses handled without delays
- CO coordination managed from day one

Project management questions, answered.
What does it mean that Permit Guru partners as a general contractor?
When you engage Permit Guru for project management, we take on the GC role for your project — meaning we hire, contract, schedule, and manage every subcontractor on your behalf. You have one point of contact and one accountable party for the entire build. You are not managing individual trades; we are.
What types of projects do you manage?
We manage commercial tenant finish-outs, restaurant build-outs, retail remodels, office renovations, medical office construction, warehouse improvements, and residential additions and remodels. If it requires a permit and subcontractors, we can manage it.
Do you bring your own subcontractors or use mine?
We have a vetted network of licensed subcontractors across Texas that we work with regularly. If you have existing relationships with specific contractors you want to use, we can evaluate and incorporate them into the project team — but our default is to source from our own network of proven trades.
How does project management pricing work?
Project management fees are typically structured as a percentage of total construction cost or a fixed fee based on project scope. We provide a clear fee structure during the initial review so you know exactly what to expect before any commitment.
Do you handle the permits as part of project management?
Yes. Permit management is built into our project management service. We handle all permit applications, plan review coordination, comment responses, inspection scheduling, and Certificate of Occupancy — the same way we do for our standalone permit clients, but integrated into the full construction timeline.
What areas of Texas do you serve for project management?
We serve clients statewide across Texas. Our primary markets include Victoria, Houston, San Antonio, Austin, Dallas, and Corpus Christi, but we evaluate projects throughout the state. Contact us to discuss your specific location.
